Peter worked with local contractor Gary Gammie to put down a foundation, and the heritage home was placed on beams and cribbing on the white channel foundation, the standard Dawson foundatin.

Peter also added insulation to the ceiling to the house, a wood stove, basic wiring and a 60 amp electrical panel which is secondary to the 100 amp panel in the cabin.

This is a great location, just one block from Front Street and Albert Street, and a short level walk to the ferry and to the Front Street shops, services and parks, where all the summertime action happens.

The lot is odd shaped, with an extra strip on the North side of the lot (photos below) giving potential for moving the cabin to another site on the lot.

The house is eligible for heritage grants, and possibly the cabin as well. This is a 50-50 grant for exterior work (painting, roofs, foundations, windows, doors, landscaping) where the 50% in funds is matched by the owner spending 50% of project costs OR their labour at $16 an hour.

The cabin and house are both open plan, with no interior walls ((384 sqft per floor of the house plus artic entrance of 36 square feet, the cabin is 250 square feet with enclosed porch of 5' x 14' .

Neither has water or sewer connected, and bringing water and sewer into the lot and would increase the value of the property considerably.


The structure of the house is intact and has been protected by the new foundation, and is well worth renovating and improving. Inspection of the cabin interior will be done in September, and an evaluation done then.
